If you are planning to buy a new lot and intend to live in the house that you build on said lot, then you obviously want to find the right one for your needs. There are a number of boxes to tick when choosing the best lot for your home, and this goes further than just finding the one lot in a neighbourhood you already know and love!
Here are some tips for choosing the right lot for your new house.
Take a drive around the neighbourhood
Take a drive or walk around the neighbourhood, scoping out potential lots as you go. Is it easy to drive/walk around your potential new area? Or, will the neighbourhood provide you problems with things like your morning commute and getting the groceries? The lot has to be in a neighbourhood that is suitable for you and your family’s lifestyle.
Understand the master plan
You may have come across a big lot that seems reasonably priced, but what are the reasons behind the discount? Sure, it may seem like you can fit a large house on the potential lot, but if there are unwanted slopes, slants, drainage and other elements that could make some of the land unable to build on, that is a massive red flag in itself. However, there are some design options to consider for sloping blocks.
It is best to research the master plan before you decide to buy – this could make all the difference between buying a lot that you can build your dream home on and one that you will end up rather frustrated with.
Picking the best lot
One thing that’s also important to research is the future plans of the neighbourhood you are considering purchasing in. Does the council/local government have big plans for the area? Are they going to build major roads, highways or train tracks right outside your new home? Have they approved a massive new apartment complex in the lot across the road that is destined for completion around the same time your dream home has been built?
By understanding the neighbourhood and what is in store for its future, you can make a well-informed decision on whether it’s an area you can see yourself in five or 10 years down the track.
What is the neighbourhood like?
Some people want to live in a vibrant area, others want a little peace and quiet. This is going to be one of the key determinants when choosing your new lot. If you are looking to raise a family away from the constant hustle and bustle of city life, perhaps a lot in a more suburban or even rural area would be right? The exact opposite goes for if you want to enjoy the cosmopolitan family life.
Do your research
The best way to choose a new lot is to understand your needs and weigh them up against the lots you potentially want to buy. Do they meet your expectations? Are you able to build the way you like on them? Is it the right neighbourhood for you and your family?
Once you have answered these questions you should be able to narrow down the list to a selection of top candidates!
